We’re proposing to develop up to 215 high quality homes to the north of Framfield Road at Bird in Eye Hill, Uckfield

The main vehicular access will be from the B2102 at Eye Hill, via the existing entrance to the commercial area. This access point has been carefully reviewed and modified in response to technical feedback from East Sussex District Council, ensuring it meets all necessary safety and infrastructure standards.

The area of the site adjacent to the River Uck is in Flood Zones 2 and 3.  No built development is proposed in this area in line with Government guidance. To mitigate flood risk, we will promote a comprehensive draining strategy.  Further mitigation methods will be located at the lowest points of the site outside the flood zones. We have carried out several assessments of the area to inform our plans for flood mitigation.  These have shown that flooding is infrequent on the proposed walk and cycle paths.

The north of the site will be used as a Suitable Alternative Natural Green Space (SANG) which will provide a significant recreational resource for the both the community and local wildlife. Our calculations have also indicated that the proposed development will deliver a biodiversity net gain which will exceed the ten percent required under policy.

The development is proposing enhancements to travel options along Framfield Road, including upgraded pedestrian and cycle routes and improved links to the adjacent Croudace Homes' development at Bird in Eye South. These improvements will help knit together the area, encouraging connection and movement across the community.

Section 35 of the Planning Act 2008 allows Secretary of State to direct a development to be treated as one requiring development consent. This means it can proceed through the Development Consent Order (DCO) process instead of as a standard planning application, and the decision on whether to grant consent for Hope Moor will sit with the Secretary of State for Energy Security and Net Zero.

Consultation with communities and the public remains a vital part of the process. We will be holding a first stage of consultation in early 2026 so the public, organisations and local authorities can have their initial say on our proposals.
